Private and bridging loans

Short term money when a bank cannot move fast enough or will not take the deal. Useful in the right place, expensive in the wrong one.

When private money makes sense

  • Settling a purchase before a sale or refinance completes
  • Paying a tax debt or a supplier while the bank refinance is arranged
  • Buying land or a site before approvals are in place
  • A deal a bank cannot assess yet, such as a new business or a recent credit issue

What it costs

Private loans carry higher rates and fees than bank loans, and terms are often six to twenty-four months. We show you the total cost over the expected term, not just the rate, and we agree the exit before you sign. If a bank can do the deal in time, we will tell you.

Common questions

How fast can a private loan settle?

Often within one to two weeks once the valuation and documents are in. Simple deals with clean security can be faster.
